Since the financial crisis began in 2008 funding has remained tight. Funding for construction has become very difficult with many developers being required to have 100% presales before the bank will even look at funding.
We also know that many investors like to try their hand at development. It is common for investors to look for large house blocks that could have the backyard subdivided . The Process
We bring together like minded people, who either want to improve their net position or are looking to become involved in development but do not have the time or knowledge and in most cases the financial resources to do this on their own. Then through suitably qualified professionals we establish a structure that will acquire a project.
Once we have an investor group, we then do a financial assessment of all those involved. This process is performed by Perry Finance, who are suitably qualified, to provide finance not only for investors but also provide commercial finance for construction projects throughout Australia.
We are continually searching for quality projects throughout Australia. Once we find a project we do an initial assessment to see if the project is profitable. Then we start an extensive due diligence process by looking at the overall location, comparable property values and area infrastructure. This includes on site assessment and its surrounds that matches our criteria that supports a quality investment.
Assuming that everything goes well with the first and second stage of our due diligence we then proceed to the third stage which comes down to our partners at 5 Zero holdings who manage all our projects. They then travel to the site and assess what it will cost to build the project and come back to me with a report. At this point I advise our investor group whether to proceed with the project or not.
If the group decides to proceed we proceed to purchase the site subject to further due diligence which would include a sworn bank valuation which is tied into construction funding and finance. Following this stage we then construct the project settle it and distribute the profits to the group through either cash payment or equity if members of the group wish to acquire the properties for their own investment portfolios.
During this process Property Know How will co-ordinate the project between the group and the appointed directors of the project and the project managers. During the process all members of the group are kept abreast of all developments up until settlement.
Conclusion
Once the project is completed the group will also receive their initial investment deposit where they are then free to reinvest in another project if they wish to.
